Start with your priorities, timing, property circumstances, and what you want your next move to look like.
Review comparable properties, current competition, and local context with your agent to develop a considered pricing strategy.
Plan preparation and presentation, gather property information, and discuss applicable disclosure questions with the appropriate professionals.
Agree on a property-specific plan, including launch approach, photography, showing arrangements, and the exposure you want.
Introduce the property through the agreed channels, coordinate access, and review available feedback with your team.
Consider price alongside financing, contingencies, concessions, timing, and other terms before deciding how to respond.
New Jersey only, where applicable. Ask your attorney whether review applies to your agreement and to explain the terms and deadlines. It is not a universal step for every New Jersey sale.
Coordinate agreed inspections and any required appraisal. Discuss findings, requests, and potential responses within the terms of your agreement.
Stay in communication about buyer financing and other agreed conditions. Confirm responsibilities and progress with your transaction team.
Coordinate remaining obligations, move-out plans, agreed repairs, and access for the buyer's walkthrough as provided in the agreement.
Work with the settlement team on documents, funds, and signing arrangements. Confirm completion and the agreed timing for possession and key transfer.

Actual obligations, contingencies, and deadlines depend on your agreement. Consult appropriate legal, tax, and settlement professionals about your circumstances.
03 / PRESENTATION & EXPOSURE
The right plan begins with your home and your goals. We discuss the channels, materials, and showing arrangements that fit your sale, and confirm what is included before launch.

Plan accurate, considered photography that highlights the home's spaces and features. Discuss preparation, access, and personal items before the shoot.
Use appropriate digital channels and property materials to introduce the home. The actual mix is tailored to your plan; no particular audience size or outcome is promised.
A public MLS launch can make the property available to a broader market. Discuss applicable distribution, visibility, and listing requirements with your agent before choosing your approach.
Share relevant property information with buyer representatives through appropriate channels and coordinate questions and showing opportunities within the agreed plan.
AN OPTIONAL PART OF THE CONVERSATION
You can discuss a direct MLS launch or optional Compass Private Exclusives and Compass Coming Soon as part of a three-phase marketing approach. The choice should reflect your privacy preferences, timing, and desired exposure.
Introduce the property to the broader market through the MLS from the outset, with public marketing arranged under your plan and applicable requirements.
Where available and appropriate, a private marketing period may offer greater privacy and an opportunity to gather early pricing and presentation feedback from a smaller audience.
Reduced exposure is a trade-off: fewer potential buyers may learn about the home, which can affect showings, offers, and the eventual sale outcome.
An optional Coming Soon stage may introduce the property before a broader launch and provide an opportunity to review interest and feedback. Confirm where it will be visible, any showing limits, and applicable requirements for your property.
No approach is automatically better for every seller, and early feedback does not guarantee a price or result. Review the current seller disclosures and available options with your Smart Move agent before deciding. Availability, permitted timing, and distribution depend on the market, agreement, and applicable rules.
